The five-building project represents a total investment of <strong data-start=\"572\" data-end=\"589\">\u20ac10.5 million<\/strong>.<span aria-hidden=\"true\" class=\"PDq2pG_selectionAnchor\"><\/span><\/p>\n<p data-start=\"592\" data-end=\"857\">Located on the border of Tartu and Raadi, the K\u00f5rveringi Kodud development will comprise five apartment buildings with a total of 90 homes. The first phase includes three residential buildings on K\u00f5rveringi Street, with all 54 apartments already available for sale.<\/p>\n<p data-start=\"859\" data-end=\"1263\">The first building is scheduled for completion in autumn 2027, while the remaining two buildings in the first phase are expected to be completed by the end of the same year. The architectural concept was created by Arhitektib\u00fcroo Korrus, with Indrek Kallas serving as the project&#8217;s lead architect. Construction is being carried out by Everaus RED O\u00dc, while the first phase is financed by H\u00fcpoteeklaen O\u00dc.<\/p>\n<p data-start=\"1265\" data-end=\"1534\">According to Janar Muttik, Member of the Management Board at Everaus Kinnisvara, the K\u00f5rveringi Kodud project demonstrates that there is strong demand for practical, family-friendly new homes, even in a market where buyers have become more cautious and price-conscious.<\/p>\n<blockquote data-start=\"1536\" data-end=\"2001\">\n<p data-start=\"1538\" data-end=\"2001\">&#8220;Homebuyers today carefully evaluate what they receive for their budget. Property prices within Tartu have reached a level where many young families are looking slightly beyond the city limits for a larger and more comfortable home. With K\u00f5rveringi Kodud, our goal is to offer modern, thoughtfully designed homes in a location where all everyday amenities are close by, while providing a quieter, more private and family-friendly living environment,&#8221; said Muttik.<\/p>\n<\/blockquote>\n<p data-start=\"2003\" data-end=\"2283\">K\u00f5rveringi is a rapidly developing residential area with schools, kindergartens, shops and everyday services located nearby. The development is particularly well suited to young and growing families seeking more living space, safer outdoor areas and a more peaceful neighbourhood.<\/p>\n<p data-start=\"2285\" data-end=\"2545\">The development is equally attractive to empty nesters whose children have already moved out and who are looking to replace a larger family home with a smaller, low-maintenance and energy-efficient apartment, without compromising on comfort or quality of life.<\/p>\n<p data-start=\"2547\" data-end=\"2822\">According to Muttik, buyer expectations have evolved significantly in recent years. Homebuyers increasingly value privacy, safety and a peaceful environment away from the city&#8217;s hustle and bustle, while still expecting convenient access to services and transport connections.<\/p>\n<blockquote data-start=\"2824\" data-end=\"3260\">\n<p data-start=\"2826\" data-end=\"3260\">&#8220;What lies beyond your front door has become just as important as the home itself. Parents want to know whether their children can play safely outdoors, whether a genuine neighbourhood community will develop, whether schools and kindergartens are nearby, and whether everyday life is convenient. That is why we have placed particular emphasis on the shared courtyard and communal outdoor spaces within this development,&#8221; Muttik added.<\/p>\n<\/blockquote>\n<p data-start=\"3262\" data-end=\"3625\">The three-storey apartment buildings will feature lifts, contemporary architecture, functional layouts, private storage units and dedicated storage areas for bicycles and prams. At the heart of the development will be a landscaped communal courtyard incorporating a community garden, children&#8217;s playground, relaxation areas, a gathering space and bicycle parking.<\/p>\n<blockquote data-start=\"3627\" data-end=\"4060\">\n<p data-start=\"3629\" data-end=\"4060\">&#8220;Modern residential developments are no longer just about constructing buildings.
