The price of a new home is not determined by a developer&#8217;s discretion, but is the result of visible living space combined with increasingly stringent safety and energy efficiency requirements, as well as our own growing expectations for comfort.<span aria-hidden=\"true\" class=\"PDq2pG_selectionAnchor\"><\/span><\/p>\n<p data-section-id=\"z0wq1b\" data-start=\"743\" data-end=\"794\"><strong>Shelters \u2013 a new standard for underground floors<\/strong><\/p>\n<p data-start=\"796\" data-end=\"1355\">The changing security environment has transformed the way residential developments are planned. Where basements were once designed primarily for parking and storage, civil protection has now become a key consideration. Reinforced structures and underground spaces with dual functionality do not come cheaply. For developers, this means more complex engineering and higher construction costs. For homeowners, however, it provides peace of mind and reflects the reality that, in the future, part of the price of a home will also be the cost of greater security.<\/p>\n<p data-section-id=\"4by319\" data-start=\"1357\" data-end=\"1401\"><strong>Cooling systems: from luxury to necessity<\/strong><\/p>\n<p data-start=\"1403\" data-end=\"1837\">Cooling systems are gradually moving from the list of optional amenities to becoming a standard design requirement. This is driven by minimum energy efficiency regulations, which require developers to ensure acceptable indoor temperatures during the summer months. As modern A-rated energy-efficient buildings are constructed with exceptionally high levels of insulation, there is an increased risk of overheating during warm weather.<\/p>\n<p data-start=\"1839\" data-end=\"2407\">If passive measures such as solar control glazing or external shading are not sufficient, developers are required to incorporate active cooling systems into the building. This represents a technically demanding and costly investment, requiring additional building automation, pipework and, in many cases, a larger rooftop solar panel system to maintain the building&#8217;s energy performance rating. While these systems provide a significantly more comfortable indoor climate, they also contribute to the purchase price of a new home and to its long-term maintenance costs.<\/p>\n<p data-section-id=\"1dnf6m5\" data-start=\"2409\" data-end=\"2446\"><strong>Luxury has become the new baseline<\/strong><\/p>\n<p data-start=\"2448\" data-end=\"2904\">Over the past decade, homebuyers&#8217; expectations have changed dramatically. Features that were once considered luxury extras have become standard expectations for new homes. Smart controls for heating and ventilation, keyless access, private master suites with walk-in wardrobes and en-suite bathrooms, along with customised layouts and premium interior finishes, are no longer unusual requests\u2014they have become starting points for many purchasing decisions.<\/p>\n<p data-start=\"2906\" data-end=\"3555\">Every additional comfort, however, comes with both spatial and financial implications. For example, incorporating a walk-in wardrobe and en-suite bathroom into the main bedroom either reduces the size of other rooms or increases the overall floor area of the home. More square metres naturally result in a higher purchase price, but the additional cost extends beyond floor space alone. Every extra bathroom increases the technical complexity of the building, requiring additional service shafts, more sophisticated ventilation solutions and more extensive plumbing systems, all of which increase costs from the very beginning of the design process.<\/p>\n<p data-start=\"3557\" data-end=\"4096\">The cost of comfort also extends well beyond the initial purchase. Today&#8217;s homes are significantly more technically advanced than those built just a decade ago. Modern building systems and smart automation improve everyday living, but they also require more energy and ongoing maintenance. Energy-efficient technologies and carefully selected construction materials reduce a building&#8217;s environmental impact, yet designing and constructing homes that meet increasingly demanding energy performance standards requires substantial investment.<\/p>\n<p data-start=\"4098\" data-end=\"4641\" data-is-last-node=\"\" data-is-only-node=\"\">The more we expect from our homes, the more important it becomes to understand how their price is determined. A developer&#8217;s role is to help buyers recognise the relationship between expectations and reality\u2014how factors such as energy efficiency or space planning influence not only the purchase price, but also the long-term cost of ownership.
