According to Janar Muttik, founder and member of the management board of Everaus Kinnisvara, the most successful developers are those able to offer buyers a complete living environment with all the infrastructure needed for everyday life.<\/strong><\/p>\n<p>Speaking at the cornerstone-laying and topping-out ceremony for Kangru Kodu, a new residential development on the border of Luige and Kangru in Kiili municipality, just outside Tallinn, Muttik said that while new developments in the capital\u2019s so-called \u201cgolden circle\u201d have been popular with buyers for years, purchasing decisions are increasingly influenced by the added value that the surrounding living environment can offer.<\/p>\n<p>\u201cKangru Kodu, just outside Tallinn, will be a rather unique residential development, where move-in-ready homes surrounded by mature greenery and larger-than-average plots for detached houses will provide excellent conditions for a high quality of life and a greener lifestyle. Interest in Kangru Kodu has been strong from an early stage of the development. Even before construction began, 35% of the terraced homes had already been sold, along with more than half of the plots for detached houses,\u201d Muttik commented.<\/p>\n<p>Kangru Kodu will comprise a total of eight terraced houses with 32 homes, five detached houses with either a garage or carport, and 11 plots for detached homes. Buyers can therefore choose between a move-in-ready home in a terraced or detached house, or a plot on which to build their dream home according to their own preferences. The development covers approximately 4.9 hectares and represents a total investment of \u20ac12.7 million.<\/p>\n<p>\u201cUntil recently, people looking for a home outside Tallinn primarily wanted something larger than the average city apartment and with a garden of their own. Today, buyers are making increasingly considered decisions, placing greater value not only on the home itself but also on the surrounding living environment, transport connections and access to the services needed for everyday life,\u201d Muttik noted. \u201cPeople are looking for proximity to nature, privacy and a well-functioning living environment while still wanting to remain close to the capital. This combination is rarely found in the areas surrounding Tallinn,\u201d he added.<\/p>\n<p>The area surrounding Kangru Kodu has developed rapidly in recent years. Luige Keskus opened in 2023, bringing together Rimi supermarket, a pharmacy, restaurants and 24\/7 Fitness. A wide range of modern sports facilities has also been added to the area, including a beach sports hall, a padel centre and disc golf courses. Kangru Kodu is approximately a 15-minute drive from Tallinn city centre, while forest trails, Lake Raku, playgrounds and sports facilities, as well as public services provided by Kiili municipality, are all nearby.<\/p>\n<p>The development is primarily aimed at families looking for a more spacious alternative to apartment living without moving far from the city. The new homes will have an A energy rating and will be equipped with air-to-water heat pumps, while each home will also have a terrace and a private fenced garden.<\/p>\n<p><em>Everaus Kinnisvara is an Estonian residential and commercial property developer with one of the most diverse development portfolios in the country.
