Everaus Kinnisvara marked the completion of the infrastructure and the first phase of homes at its Kindluse Kodu residential development in Järveküla, Rae Parish, with a community day.

Planned across a total area of 21 hectares, the development will bring nearly 170 new homes to the area, with a total investment of €45 million.

During the community day, a ribbon-cutting ceremony was held to mark the completion of the infrastructure across the entire development site as well as the buildings in the first phase. Younger guests had the opportunity to take part in the Everaus children’s run, while the evening concluded with a live performance by Getter Jaani. Visitors could also explore a fully furnished show apartment and view the homes still available for purchase. The programme featured a range of activities for children as well as street food.

The first phase of Kindluse Kodu has delivered 36 new homes in terraced and semi-detached houses. Infrastructure serving the entire development, including the plots for detached homes currently on sale, has also been completed. This includes roads, utility networks and street lighting. In total, approximately 3.2 kilometres of asphalt roads have been built within the development.

The completed infrastructure lays the groundwork for the next phases of the project while providing local residents with a well-planned, high-quality living environment. Buyer interest in the new Järveküla development has been strong, with 72% of the homes in the first phase already sold.

According to Janar Muttik, founder and CEO of Everaus Kinnisvara, new homeowners increasingly value a complete living environment rather than simply the home itself.

“The infrastructure we have built is important not only for the residents of Kindluse Kodu. It improves mobility throughout the wider area and helps create a safer and more convenient living environment,” Muttik said.

He added that the immediate proximity of Kindluse School has been an important factor for homebuyers.

“Parents are tired of constantly having to act as taxi drivers. They value convenience and want their children to be more independent. Having the school nearby makes family logistics much easier and more flexible. It is also worth noting that Kindluse School was named School of the Year 2025,” Muttik said.

Semi-detached homes have attracted the greatest interest among buyers. According to Muttik, one reason is that the semi-detached homes at Kindluse Kodu feel more like detached houses than conventional semi-detached properties.

“In practical terms, these homes function much like detached houses because the only connection to the neighbouring property is through the garage. This gives residents greater privacy and independence,” Muttik explained.

Buyers at Kindluse Kodu include people moving from Tallinn and Tartu, residents of Rae Parish, as well as buyers from abroad. The largest group, however, consists of families already living in Rae Parish who are looking for a larger home in the same area. This demonstrates the area’s strong appeal, with residents choosing to remain in the neighbourhood for the long term when suitable housing becomes available.

“We are seeing many buyers who are looking to upgrade their homes. For example, a family with two children might move from a three-room apartment in Peetri to a larger home while still wanting to stay in the same area because their family routines are already established. Their children attend school or kindergarten here, their daily routes are familiar, and they do not want to reorganise their entire lives,” Muttik said.

Kindluse Kodu will comprise a total of 169 homes. Following the completion of the first phase, the second phase will add another 40 terraced homes, while the third phase will include a further 44 terraced homes. In addition to terraced housing, plots for detached homes are also available for sale within the development.

“When developing new homes, the surrounding living environment is just as important as the building itself. With Kindluse Kodu, we have approached the entire area as a cohesive whole from the very beginning. High-quality roads, lighting, utility networks and good transport connections all contribute to creating a place that is comfortable and enjoyable to live in and that will retain its value in the future,” Muttik said.
