Stage 1 of Luige Kodud residential quarter completed

The first stage of Everaus Kinnisvara’s family-friendly Luige Kodud residential quarter was officially opened in Luige on the outskirts of Tallinn on 18 September. The development features distinctive architecture, environmentally friendly geothermal heating and a car-free, fully landscaped promenade running through the quarter. It will provide homes for close to 90 families, to be completed over several stages. The development as a whole is valued at 21 million euros.

Everaus CEO Janar Muttik says the strength of Luige Kodud, with its distinctive and coherent architecture, lies in the integrated living environment it provides just a few kilometres from Tallinn. “Luige has come on a lot in the last year,” he noted. “The long-awaited new Luige Keskus shopping centre opened here just recently, with a Rimi supermarket and a 24/7 gym. New commercial space is under construction, as well as a world-class beach pavilion and padel club, all within walking distance of the residential quarter.”

Young families moving out of the capital is an ongoing trend: statistics confirm that the areas directly bordering Tallinn have a younger population than the Estonian average. They are attracted to the outskirts by a rapidly developing living environment that offers them everything they need and whose opportunities and amenities trump many homes in the city. “A sense of community and security and an all-in-one living environment are what young families are increasingly attracted to, and what new developments around the city are offering,” Muttik explained.

Stage 1 of Luige Kodud saw the completion of seven terraced houses with 28 apartments, 19 of which have already found owners. Those still vacant are open for inspection by anyone interested. Construction on Stage 2 of the development is set to start this autumn. Alongside the terraced houses, this will see the addition of two apartment buildings with 16 apartments.
