Reti road commercial building – a multifunctional commercial building

The Reti road commercial building was completed in 2020. This class B energy-efficient commercial building features stock-office premises, office and service premises as well as guest apartments.

It has an excellent location on the outskirts of the prominent residential and commercial area of Rae municipality, in the immediate vicinity of the busy Tallinn-Tartu highway. In addition to being in a highly visible location, the commercial building is also easily accessible by car, public transport, personal light electric vehicles, and on foot.

Stock-office premises

On the ground floor of the building are stock-office premises for micro and small enterprises that do not need a large warehouse, but which are looking for optimally sized premises that could accommodate an office and a small stockroom, as well as a showroom and small production facilities.

The stock-offices all have high ceilings (up to 4 m) and go up to 58 m² in size. Each stock-office space has a separate entrance directly from the street, as well as an overhead door with an entrance to the warehouse in the rear of the building.

Offices

On the second floor of the commercial building, there are offices up to 55 m² in size with both open and closed floor plans, as well as premises designed for childcare services (with a separate entrance).

Guest apartments

On the third floor, there are furnished guest apartments up to 17.5 m² in size that can accommodate two people each. Each apartment has a kitchenette stocked with appliances and kitchen utensils, as well as beds, table and chairs, a shower and toilet in the bathroom, and a wardrobe in the hallway. There`s no WIFI in apartments.

Thanks to the electronic access system installed in the building, there is round-the-clock access to the apartments. The minimum rental period is 15 days.

Prices and layout plans

Parking in the car park of the building is free for both lessees and visitors. Lessees are given one parking space in the closed backyard of the commercial building.

VAT and incidental expenses will be added to the rental price of the commercial space. The rental price of the guest apartment includes all incidental expenses, including the cleaning fee (which includes the changing of bedlinen and towels).

Rental conditions

A commercial lease contract with a lessee will be concluded for a minimum term of five years. At the time of conclusion of the contract, the lessee pays the security deposit and the first month’s rent.

A lease contract with a guest of the guest apartment will be concluded for a minimum term of one month. At the time of conclusion of the contract, the guest pays the first month’s fee.
