Everaus Kinnisvara Expands Beyond Harju County: 90 New Energy-Efficient Apartments to Be Built in Kõrveküla, Near Tartu

Highly regarded real estate developer Everaus Kinnisvara, primarily operating in Harju County, announces its expansion to Southern Estonia. The company has acquired properties with building permits and will develop an ambitious new residential quarter in Kõrveküla, located on the outskirts of Tartu County. The project will include five modern, energy-efficient apartment buildings with a total of 90 homes.

This expansion marks the developer’s first large-scale project outside the capital region and responds to the growing demand in Southern Estonia—particularly in the areas surrounding Tartu—for high-quality, thoughtfully designed living environments.

“We have established a strong position in Harju County by creating holistic and energy-efficient living environments. At the same time, we see that the Tartu region is developing rapidly and offers excellent living conditions. Kõrveküla, with its well-developed infrastructure—including a school, kindergarten, sports facilities, and proximity to Tartu—is an ideal location for our first major project in this area. Our goal is to provide both local residents and newcomers to Tartu with modern, comfortable homes with low maintenance costs, where distinctive architecture, carefully considered layouts, and energy-efficient solutions are complemented by a thoughtfully designed outdoor environment,” said Janar Muttik, Founder and CEO of Everaus Kinnisvara.

The development will be completed in stages. Preparations for the construction of two- to four-room apartment buildings are nearing completion, and the first building is scheduled for completion by the end of 2026. Sales for the first phase have already begun.

Everaus Kinnisvara is an ambitious residential and commercial property developer. Founded in 2015 as a private housing developer, the company has grown into one of Estonia’s most diversified developers, with a portfolio that includes apartment buildings, terraced houses, semi-detached homes, detached houses, office buildings, warehouse and stock-office spaces, mini storage units, residential plots, and serviced apartments. While residential developments are built for sale, commercial projects are developed as long-term cash-flow assets and retained in the company’s ownership to diversify risk. Everaus Kinnisvara is the only real estate developer in Estonia whose completed residential projects have consistently received top recognition in national home design competitions. Thanks to its forward-looking approach, several of the company’s developments have been awarded the title of “first of their kind.”
