Everaus Kinnisvara has reduced the initial down payment for homes under construction to just 2.5%, four times lower than the standard 10%. The significantly lower entry barrier helps ease the financial pressure of upgrading homes and allows buyers to avoid having to sell their current home and move into temporary accommodation before their new home is completed.
“High real estate prices have made home upgrades a difficult challenge for many Estonians,” said Janar Muttik, founder and CEO of Everaus Kinnisvara. “Most people’s wealth is tied up in their current home, which often needs to be sold before they can purchase a new one. That creates the need for temporary housing, which can be stressful and inconvenient. By reducing the down payment to 2.5%, we aim to offer a solution that makes upgrading homes easier and financially lighter.”
The lower down payment allows buyers to secure a new home without the pressure of a rushed sale or needing interim housing. For example, on a €300,000 home, the initial payment upon signing the preliminary sales contract is just €7,500 — compared to the usual €30,000 at 10%. “That’s a huge win for an average-income family and opens the door to homeownership for those who have postponed their purchase decision,” added Muttik. The remaining 7.5% is due just before the home is completed and the final notarized contract is signed — after the sale of the current home.
The 2.5% offer applies to homes in the first phase of the Kindluse Kodu development and the second phase of Luige Kodud. In Kindluse Kodu, located next to Kindluse School in Järveküla, four- to five-room terraced houses and five- to six-room semi-detached houses (115–165 m²) will be completed. In Luige Kodud, located just 15 minutes by car from Tallinn city center, the second phase includes two apartment buildings with two- to four-room apartments (44–84 m²) and terraced houses with three to four rooms (79–94 m²).
