On October 2, Everaus Kinnisvara celebrated the rafters party of the expansion of the Lennuradar Business Park on Lennuradari Road in Rae Municipality. The new development phase consists of four modern commercial buildings, adding 64 new warehouse and stock-office units with a total area of 4,000 square meters. Two of the buildings will be completed by the end of 2025, with the remaining two scheduled for early 2026.
The Lennuradar warehouse complex offers warehouse and stock-office units ranging from 35 to 85 square meters. At the time of acquisition in late 2024, three commercial buildings had already been completed and fully leased, comprising 42 business units with a total area of 2,500 square meters. Once the expansion is completed, the entire complex will feature 106 units, significantly strengthening Everaus Kinnisvara’s rental portfolio.
“Everaus Kinnisvara’s long-term strategic goal is to reinforce our position in the commercial real estate sector, particularly in the stock-office and warehouse segment,” commented Janar Muttik, Founder and CEO of Everaus Kinnisvara. “The Lennuradar warehouse complex has proven its appeal in terms of both location and concept. Demand for stock-office and warehouse spaces targeted at small and medium-sized enterprises in Rae Municipality remains high.”
Lennuradar Business Park is situated in a strategically important location, in close proximity to the Tallinn Ring Road and Suur-Sõjamäe Street, providing businesses with quick and convenient access to Tallinn city center and surrounding areas. Its closeness to the airport and seaports is a major advantage for companies whose operations depend on strong logistical connections.
The expansion of the Lennuradar complex is being built by Maru Ehitus AS. “As a company focused on commercial real estate design and construction services in Estonia, we are pleased to partner with Everaus for the second consecutive project. Typically, each commercial building is unique and requires individual planning and solutions. In the case of the Lennuradar warehouse buildings, we have the unique opportunity to apply the flow method of project planning, as the project involves four similar buildings,” said Margo Dengo, CEO of Maru Ehitus AS.
Everaus Kinnisvara is an ambitious residential and commercial real estate developer. Founded in 2015 as a residential housing developer, the company has grown into one of Estonia’s most diversified developers, with projects ranging from apartment buildings, terraced houses, semi-detached houses, and private homes to office buildings, stock-offices, warehouses, mini-storage units, as well as residential plots and short-term rental apartments. While residential projects are developed for sale, commercial real estate is developed as rental properties to diversify risk and ensure stable cash flow, with the completed business buildings retained in the company’s ownership. Everaus Kinnisvara is the only real estate developer in Estonia whose nearly all completed residential projects have received top recognition in national home competitions. Thanks to its forward-looking choices, the company’s projects have repeatedly been awarded the title of “first of its kind.”
