Everaus Kinnisvara’s new residential quarter in Järveküla celebrates rafter’s party: first homes to be completed in summer 2026

The construction of the first phase of the ambitious Kindluse Kodu residential quarter in Järveküla, Rae municipality, has reached an important milestone – the cornerstone was laid and a rafter’s party was held to celebrate the first buildings reaching their full height. As part of the first stage, 36 new homes will be completed next year – six townhouses with 24 homes and six semi-detached houses with 12 homes.

Kindluse Kodu stands out among local developments due to its scale, energy-efficient solutions, and architectural integrity. The new development will cover 21 hectares and include nearly 170 housing units. The developer is building complete infrastructure for the area – roads, utility networks, and street lighting – ensuring a safe and cohesive living environment. All homes built by the developer will be equipped with a ground-source heating system, one of the most energy-efficient solutions, providing families with low and predictable running costs. In addition to terraced and semi-detached houses, unbuilt single-family plots are also available for sale within the area.

Located in the heart of Järveküla, the development offers the best combination of a family-friendly environment and convenient access to everyday services. The award-winning Kindluse School, which was named “School of the Year” this year, borders the development, and the highly regarded Järveküla kindergarten is also within walking distance. All major grocery chains are represented in the area, with the closest store only 600 meters away. In early 2026, Estonia’s largest padel center, featuring 12 courts, will open just a 5-minute drive from the new development.

“Järveküla is a rapidly growing community, and Kindluse Kodu is designed to support this growth by offering modern and energy-efficient homes where families can enjoy a safe and high-quality living environment. We are pleased to see that the development has been very well received by homebuyers – half of the homes to be completed next year have already been sold. We are also seeing significant interest in the single-family plots,” commented Janar Muttik, Founder and CEO of Everaus Kinnisvara, adding that a key mark of quality is the collaboration with construction company NOBE in building the homes of the first stage.

Priit Nigols, Member of the Management Board and Construction Director of NOBE OÜ, said: “Kindluse Kodu shows how important good cooperation and experience are – that’s how something lasting is created. For more than twenty years, we have built homes and living environments where every detail matters. In Kindluse Kodu, everything has been carefully considered – from street lighting and utility networks to energy-efficient ground-source heating.”

Everaus Kinnisvara is an ambitious residential and commercial real estate developer. Established in 2015 as a builder of private houses, the company has since grown into one of Estonia’s most diverse developers, with projects including apartment buildings, terraced houses, semi-detached houses, private homes, office buildings, warehouses, stock-office spaces, mini-warehouses, residential plots, and serviced apartments. While residential developments are sold to homebuyers, commercial properties are developed as cash-flow projects for long-term rental, with the completed buildings retained in the company’s portfolio. Everaus Kinnisvara is the only developer in Estonia whose residential projects have consistently been recognized in national “Home of the Year” competitions. Thanks to its forward-thinking choices, the company’s developments have repeatedly been awarded the title of “first of its kind.”
