Everaus Kinnisvara’s first prefabricated timber housing development brings an affordable and energy-efficient home to the market

Everaus Kinnisvara has launched sales for its Kangru Kodu townhouse development on the outskirts of Tallinn. The new project directly addresses current market demand by offering high-quality, energy-efficient homes at price levels that position the development among the most affordable new-build projects in Tallinn and its surrounding areas. The homes are scheduled for completion at the end of 2026.

Kangru Kodu marks the developer’s first project built primarily with timber elements. The use of modern prefabricated timber construction technology enables faster and more sustainable building, resulting in more attractive final pricing without compromising quality. As the key components of the houses are produced under controlled conditions in the factory, the outcome is consistent and high construction quality.

The development is particularly attractive thanks to its location: at the edge of the capital yet surrounded by mature forests and nature. The lush greenery provides both immediate lifestyle benefits and an inherently more sustainable way of living. In addition to fresh forest air, Kangru Kodu ensures a healthy and comfortable indoor climate. Each home is equipped with a modern apartment-based cooling system, offering relief on hot summer days and ensuring ideal living conditions in this A-energy class residence.

Janar Muttik, Founder and CEO of Everaus Kinnisvara, commented:
“The natural environment of Kangru Kodu inspired us to design homes that are just as close to nature and sustainable as the surrounding greenery. Our aim was to create a harmonious living environment where modern timber construction technology meets green thinking. This is why we chose timber elements as the core structure.”

Architect Martin Aunin, who designed the townhouses, added:
“The façades are clad with wooden boarding of varying widths and profiles, with a natural color palette that blends seamlessly into the landscape. Each building silhouette contains four homes that may appear simple at first glance, but are in fact carefully designed to ensure comfort and practicality.”

Kangru Kodu will be developed in several phases, comprising a total of eight townhouse buildings. Each townhouse contains four family homes with four-room, two-story layouts. Located in Kiili municipality just outside Tallinn, the development offers both convenient access to the capital and a peaceful, nature-rich living environment. The area benefits from established infrastructure, including a kindergarten, school, sports and leisure facilities, as well as new community hubs in Luige and Kurna. In addition to the townhouses, residential plots are also available for sale within Kangru Kodu.
