What began in 2015 as a developer of detached homes has grown into one of Estonia’s most diversified real estate portfolios. Today, Everaus Kinnisvara’s distinctive approach is reflected in modern apartment buildings, terraced houses, semi-detached homes and commercial developments, ranging from smart self-storage facilities to multifunctional stock-office spaces.
In this interview, Everaus Kinnisvara’s Founder and CEO, Janar Muttik, looks back on the company’s first decade and discusses how Everaus has become one of Estonia’s most distinctive and highly regarded property developers.
When you launched your first development in Uuesalu in 2015, your vision was to offer more than just houses—you wanted to create a complete living environment distinguished by architecture and energy-efficient solutions. At the time, it was an ambitious idea, but strong customer demand and international recognition proved that the risk paid off. Has the courage to be different always been part of Everaus Kinnisvara’s DNA?
Yes. For us, the courage to stand out has never been just a marketing message—it has always been the foundation of how we operate. In property development, there is a strong temptation to replicate standard solutions because they are safer and more cost-effective. We consciously chose a more challenging path.
In Uuesalu, we were not simply selling houses—we were offering a lifestyle and a future-proof way of living. That meant investing in architecture and building technologies at a time when the market was not yet demanding them. It was part of our DNA then, and it remains so today: we do not wait for trends to reach us—we create them ourselves.
For us, standing out also means taking responsibility. When we talk about energy efficiency or architectural quality, these are areas where we do not compromise. The trust and recognition we have received from our customers confirm that our attention to detail and our commitment to creating complete living environments are exactly what today’s informed homebuyers value.
