Construction starts on the first phase of the Marienholm residential quarter

Haapsalu’s largest residential development of the century was awarded to Mitt & Perlebach. The construction started in February and the first phase of the development will be completed in spring 2025. The development will be supervised by Scandium Kinnisvara.

The Marienholm development, which has received a great deal of positive attention, will include seaside apartments with panoramic views, a berth for stand-up paddle boarding and small boats, a café, a park area and, in the future, a prestigious spa hotel. The peninsula, located on the shores of the Suur Viik in Haapsalu, was opened to the public a year ago after decades of being gated off.

Maido Lüiste, CEO of Scandium Kinnisvara: ‘The Marienholm project is a landmark and an inspiring project in the development of Lääne County. Customer interest has been strong, and the team working on the architecture, interior architecture, and landscape architecture of Marienholm is the best of the best in Estonia. It is great to start the construction with a strong, high-quality, and reliable partner like Mitt & Perlebach. Tariston AS has been building roads since November. Mitt & Perlebach will break ground on the first building in February.’

Kristjan Mitt, Member of the Board of Mitt & Perlebach: ‘The Marienholm project in Haapsalu is very special both in terms of location and architecture. We build the houses right on the seashore in Haapsalu. They have to withstand winds and storms while blending in with the environment. This is a high-profile project, and we are confident that the result will be worthy of it.’

‘It’s great to see so much interest in the peninsula one year after it opened to the public. Walkers and curious onlookers pass through here every day. This was greatly supported by the opening of Tiny Marienholm, a seven-room boutique hotel at the entrance to the peninsula that we opened last summer. The aim is to make the area an attractive place for locals and visitors to live, walk, play sports, and spend leisure time. We can see that change is already happening,’ believes Lüiste.

The authors of the Marienholm development are 3+1 architects led by Scandium Kinnisvara, the interior architects from KAMP Büroo, along with the landscape architects from Tajuruum. The first seafront apartments will be completed in spring 2025. Half of the apartments of the first phase have already been sold.
