The evening culminated in a concert by Liis Lemsalu, bringing together local residents and visitors alike. The development raises a broader question: why dedicate nearly 300 metres of prime space at the heart of a residential development to a promenade when every square metre counts? According to Luige Kodud developer Everaus Kinnisvara, the value of a home is increasingly shaped by what lies beyond the front door.
On 25 August, Everaus Kinnisvara officially opened the nearly 300-metre-long promenade at the heart of the Luige Kodud residential development with a family event. The landscaped walkway, complete with a pond area, pergolas and recreational spaces, connects different parts of the neighbourhood and has been designed as a place where residents can meet their neighbours, spend time with their children or simply enjoy being outdoors.
The newly opened promenade first came alive with children taking part in a fun run and putting the new outdoor space to the test. The evening culminated in a concert by Liis Lemsalu, which drew hundreds of people to the promenade and gave the neighbourhood’s new community hub a memorable start.
According to Janar Muttik, founder and CEO of Everaus Kinnisvara, the decision to build the promenade reflects a deliberate choice to invest not only in homes, but in the entire living environment.
“Every square metre has a value in real estate development. That is why people sometimes ask why we would build nearly 300 metres of promenade that cannot be sold to anyone. For us, the answer is simple: these are precisely the kinds of places that create the value people are looking for in and around their homes. A home does not end at the front door. What happens in the outdoor space beyond it is just as important,” said Muttik.
According to Muttik, residential developments in the areas surrounding Tallinn are changing, with increasing emphasis being placed on environments that encourage a sense of community and support an active everyday lifestyle.
“A few years ago, people were primarily looking for more space and a private garden. Today, they are paying much more attention to what life is like around their home as well. Can children move around safely? Do neighbours actually know one another? Is there a reason to spend time outdoors? The promenade was created with exactly these considerations in mind,” Muttik added.
The Luige Kodud residential development will comprise a total of 88 homes with geothermal heating: 72 terraced-house apartments across 18 terraced houses and 16 apartments in two three-storey apartment buildings. The first two phases of the development have been completed, while completion of the third phase is scheduled for autumn 2026.
Located just outside Tallinn, Luige has developed rapidly in recent years as an attractive residential area on the edge of the capital. Luige Keskus shopping centre, modern sports facilities, forest trails and Lake Raku are all within walking distance, while Tallinn city centre can be reached by car in 15–20 minutes.
The architectural concept for Luige Kodud was created by Olavi Kukk and Janar Blehner of Apex Arhitektuuribüroo. NOBE is the main construction contractor.
“At the opening event, we repeatedly heard from people who had driven past the development before but had never realised just how cohesive and distinctive the environment here really is. That is precisely what makes this place special – you have to see and experience it for yourself. Luige Kodud may well surprise you,” Muttik noted.
