Smart buildings are the new normal: customers increasingly opt for sustainability and comfort

Smart homes, managed and equipped with intelligent technology, have become a trend in the Estonian market. Siim Vips, Chairman of the Board of Bisly, and Janar Muttik, CEO of Everaus Kinnisvara, discuss customer preferences, real estate sustainability, and convenient solutions.

Smart solutions are an integral part of our everyday lives. In addition to the smart devices in our pockets, smart devices are increasingly found in households. Robotic home assistants have become almost ubiquitous in households, simplifying domestic tasks. Apart from these, smart heating and ventilation systems that enhance energy efficiency, as well as whole-house lighting control at the press of a button, are fast becoming new benchmarks of convenience.

Customers increasingly prefer automated and energy-efficient solutions that reduce daily administrative tasks, claims Janar Muttik, CEO of Everaus Kinnisvara. ‘The layout, architecture, and energy efficiency are still very important when choosing a home, but smart home solutions have also been added to the list,’ believes Muttik, ‘Customers want to automate as many household tasks and processes as possible. The first quarter of smart homes in Estonia

In cooperation with Bisly, Everaus Kinnisvara is building Estonia’s first quarter of smart homes in Järveküla, Rae rural municipality. The customers of Kindlusepealse Villas, a premium-class property, enjoy smart and convenient solutions that make homes more energy efficient and everyday living more enjoyable.

‘Residents of the Kindlusepealse Villas will be able to control their foot and car gates, main and garage doors, the HUUM sauna heater, as well as geothermal heating, ventilation, and cooling using the Bisly phone app and a screen in the living room,’ explains Muttik, describing the smart features of the new homes. Bisly also allows you to turn off all indoor lighting with one touch and monitor outdoor surveillance cameras using the phone app or control screen.’ Bisly building automation also regularly monitors boiler faults and checks the pipe leak detector. For the developer, working with a domestic technology company for both customer convenience and environmental awareness was important. ‘Bisly’s 24/7 customer support in Estonian and their fast response time due to the location will enable us to offer a fast and convenient service to the customers of Kindlusepealse Villas in the future,’ states Muttik, explaining the company’s decision in favour of Bisly. ‘As a property developer which values sustainability but has a large ecological footprint from the transport of materials and supplies, we prefer to use domestic products and enter into cooperation agreements with domestic companies.’

In the development of the Kindlusepealse Villas, great emphasis has been placed on providing first-class solutions, which is why the energy class A houses offer a range of practical comfort solutions in addition to intelligent building automation. ‘The Kindlusepealse Villas have geothermal heating, a heat recovery ventilation system, and geothermal cooling, supported by solar panels,’ notes Muttik, giving an example. ‘All private houses and semi-detached houses are characterised by user comfort both indoors and outdoors.
