The dream of a bigger home is still within reach. It has simply changed its shape and location.

A recently published analysis of Tallinn’s housing market highlighted a harsh reality: over the past decade, moving from a typical apartment to a detached house has become an unattainable dream for many. When comparing a 55-square-metre apartment with a 250-square-metre detached home within Tallinn, it is easy to conclude that the property ladder has become too steep. However, that gap is not impossible to bridge—provided we broaden our perspective.

Today’s property market offers a more practical and realistic path towards the dream of a larger home: the terraced house. Within Tallinn’s administrative boundaries, terraced homes have become increasingly rare. Limited land availability forces developers to choose between maximum density through apartment buildings or the exclusivity of detached homes. Just a few kilometres beyond the city limits, however, this segment has experienced significant growth over the past decade. Comparing a 55-square-metre apartment in Tallinn with a 90–120-square-metre terraced home in the surrounding municipalities shows that the property ladder remains both accessible and a logical next step for a growing family.
